Terms and conditions of Venue Rental

The following rules have been compiled to protect Venue property and to provide a clean and healthful environment for you and your guests. Your cooperation in observing the rules will be appreciated. Failure to comply might subject you to liabilities including forfeiture of deposit, loss of future rentals, and possible criminal or civil charges.

NO TEMPORARY OR POST-DATED CHECKS WILL BE ACCEPTED.

Please make checks payable to Lumi Ohana. $30.00 fee for any check returned unpaid for any reason.

When you use our facility, you are, by law, liable for any damage beyond normal wear to the building, furniture and/or equipment.

1. Key must be dropped in secure lockbox immediately after your event.

2. No alcoholic beverages are to be served, sold, or consumed on the premises without 2 Brenham police officers present. Law enforcement
or precinct personnel may stop by to check and if found in violation, the gathering will be stopped immediately and you will be asked to leave the premises. The renter is responsible for contracting police security personnel if alcoholic beverages are to be consumed on the property.

3. Your gathering should be conducted in an orderly manner. No excessive loud music or activity that may disrupt the
neighborhood. No loud music after 9:00 PM.

4. Nothing is to be stapled, thumb tacked, or nailed on the walls or ceilings. Do not use 3M Command Strips, as they
damage the painted walls. Use of blue or green easy release painter’s tape, or dots are the only approved methods to hang
decorations. It must be removed from all walls at the conclusion of your event.

5. No smoking permitted inside the building. Do not throw butts on the ground outside or in the flower beds.

6. Cancellations must be made two full weeks prior to the scheduled rental date or you will forfeit your deposit.

7. Assignment of this rental agreement to anyone other than the user listed below is prohibited. Persons found in violation of this rule will be banished from renting and usage of any building in the future.

8. Report any problems to Lumi Ohana at (936) 331-1148 via call or text.

9. For all rentals, the key for the facility will be in the lockbox by the front door, and you will be given the code in advance.

10. DO NOT enter the building until the day of your reservation without pre-approval for any reason. if you need additional days or hours for set up or clean up, they must be approved, reserved, and paid for in advance.

11. Slime, Glue, Play-Doh, Putty, Orbies, and Silly String are not allowed inside the facility. 

12. Use of fog machines is prohibited as this will set off the fire alarms.

13. Please enter and leave facility within specified times to avoid silent security alarms being triggered. I have read and understand the above rules, and that I (as the renter) am fully responsible for any damages to the property, the contents of the building, or the building.

RENTAL RESPONSIBILITIES AND CHECKLIST
Lumi Ohana Event Venue

1. KITCHEN:
    Refrigerator must be wiped clean.
    Microwave must be wiped clean.
    Floors must be free of debris and trash.
    All counter tops must be wiped clean.
    Sinks must be wiped clean — Do NOT dispose of food or grease down the drains.
    Trash must be bagged and placed in dumpster.
2. RESTROOMS:
    Toilets must be flushed.
     Trash must be bagged and placed in dumpster.
3. MAIN ROOM:
     Floors must be free of trash and debris.
     Trash must be bagged and placed in dumpster.
     All tables and chairs are to be wiped clean. Do not remove tables and chairs from the building;
     they will be inventoried after each use.
     Do not stack extra tables and chairs against the walls, ask us to remove unwanted tables and chairs before your event..
     Nothing should be stapled, tacked or nailed to the walls or ceilings.
     Thermostats must be reset at 75 degrees before you leave the facility.
     All lights must be turned off before you leave the facility.
     Doors must be locked when you complete your gathering. Keys must be dropped in the secure
     key lockbox at the facility.
4. EXTERIOR/GROUNDS:
     Pick up all trash from the parking lot, patio, and the grassy recreation areas around the building.
     Remove all signs, balloons, decoration from the property.
     Close dumpster lids in order to keep out wildlife.
5. HOURS OF OPERATION:
     8:00 AM-— 9:00 P.M. on the date you have reserved only.
     If you wish to set up the evening before, there will be an additional fee and this
     MUST be arranged with Lumi Ohana in advance.

Please take everything you brought with you at the end of your gathering. Anything left behind will be
disposed of by the end of the next business day.

| have read the above rules and understand my responsibilities for using the  facilities. | understand
that failure to comply could result in additional fees and loss of my deposit. In addition, | may lose future rental privileges.

LIABILITY WAIVER

By this Waiver, | assume any risk, and take full responsibility and waive any claims of personal injury, death or damage to
personal property associated with activities and events organized by renting party listed below.

{ understand and confirm that by signing this WAIVER AND RELEASE | have given up considerable future legal rights. |
have signed this Agreement freely, voluntarily, under no duress. My signature is proof of my intention to execute a
complete and unconditional WAIVER AND RELEASE of all liability to the full extent of the law. | am 18 year of age or
older and mentally competent to enter into this waiver.
